Adding and creating value

While the ability to provide our clients with regular income distributions is an important factor in every acquisition, we are essentially ‘value-add’ focused. We prefer investments that will benefit from intense management practises and are ripe for an enhancement in capital value.

There are many ways to increase the capital value of a property. Examples include obtaining council approval for a development or change of use; upgrading the services of the building to attract a higher energy rating (and consequently a higher rental level), or simply applying a remixing strategy (replacing tenants with more suitable ones).

Ensuring investor alignment

The founders and directors co-invest in every opportunity, creating continuous alignment between management and investors.

Unit trust structure

Each property we acquire is placed in its own Unit Trust structure, separate from any other investment. This special purpose vehicle allows the trust to operate independently from other trusts.

Unit Trusts are managed according to their own set of rules, as set out in the Trust Deed.

The Australian Financial Services Licence under which Eagle Property Group operates permits the issue of units to Wholesale Investors only, as defined by the corporations Act.
